Tips you need to know when your lease is about to expire
I read Bagus' article for Britcham about the office market in Indonesia, the affect of global crisis, and what he sees as the trends for companies in their decisions regarding their office lease. It's an enlightening read, and a great tips for companies when their lease is close to expiry date.
- You should give enough time to decide whether you want to stay or move.
- Office market is over supplied; new office building are giving attractive rental packages
- Many companies deciding to stay are negotiating their base rent and service charge, since that's the major component of occupancy cost
- Financially, you should try to sign up for a long lease; 5 to 10 years. Because the fit-out cost is not cheap and you can amortize that over the lease period to make the total relocation cost more manageable
- Now is a great timing to achieve attractive rental package; either you decided to stay or move
3 Questions to ask to get clients refer business to you
Do you know how many of your recent clients are satisfied AND will refer business to you? If you don't, well... just ask them! Send a survey, have them fill in a form, or directly ask them.. If you ask them, you'll know where your strength and where you should improve. Colliers now ask these 3 questions to our recent clients:

And the survey result from January to April 2009 are.. drumrolls, please.. 100% of our Office Tenant Representation & Retail clients who responded stated they will promote us to their friend/colleagues! In average, Colliers service was rated 8,31 out of 10, and our property knowledge was rated 8,62 out of 10. Wow!

One of my favourite Colliers newsletter is the Expat Newsletter. I always find it a useful and enjoyable read. Colliers university: The best real estate/property professionals training

One of the good thing in working at Colliers is to have a free and unlimited access to the property knowledge base, both for national & international coverage. Colliers knowledge base is collected at the Colliers University, where we can take various courses/training in property related business and personal growth as well. We can run with our own pace: the presentation slide (with interactive test included), watch recorded webinars/listen to recorded audio, and held workshop for team activities. Since the internet connection here is not as fast as in US, I personally prefer the slides.
After we finished the training we can print the transcripts and certificates. The university also have curriculums specialized for a region (Asia Curriculum) or other category, as well as course suggestions for certain management level or new entry in certain division. There are also modules for beginner or advanced topic (for example: Real Estate 101 for beginners, Introduction to valuation/appraisals, Understanding Capital Markets for Investment Services, etc).
So no need to worry, now you're in the right hands :)
